We Handle the Cleanout — So You Don't Have to Fly In

Most cash buyers tell you to 'take what you want and leave the rest.' We actually do the work — donation, estate sale, antique buyers, junk removal — coordinated for out-of-state heirs and busy executors across DC, Maryland, and Northern Virginia.

A full-service cleanout, not a dumpster

An inherited house often holds 30, 40, even 70 years of belongings. Some of it is valuable. Some is sentimental. Most of it just needs to go. We sort, donate, sell, and dispose — and keep the things that matter safe for you.

Donation pickup

We coordinate pickups with local charities so usable furniture, clothing, housewares, and appliances go to families that need them — and you get a donation receipt where available.

Estate sale coordination

When the contents have real value, we connect you with vetted local estate sale professionals who run the sale and write you a check.

Antique & specialty buyers

Coins, jewelry, vintage furniture, china, art, tools, vinyl — we bring in the right buyer instead of letting valuable items go to the dump.

Junk removal & disposal

Whatever is left — old mattresses, broken furniture, garage clutter, basement decades — we haul it out and dispose of it responsibly.

Document & photo recovery

We separate and set aside personal documents, photo albums, and keepsakes before anything is moved — and ship them to you if you're out of state.

Yard, garage & basement

Overgrown yards, packed garages, hoarder-condition basements — we handle the full property, not just the living room.

Who we help with cleanout

Out-of-state heirs

You inherited a house in the DMV but live in California, Texas, Florida, or overseas. You can't take two weeks off to fly in and empty a 60-year-old home. We do it for you.

Executors juggling probate

You're already handling court filings, creditors, and siblings. The cleanout is the last thing you have bandwidth for. Hand it off.

Families with hoarder situations

Decades of belongings, no clear path through the house. We've done these before — no judgment, no pressure, just a plan to get it cleared.

Heirs who don't want to throw memories away

We slow down for the things that matter — photo albums, letters, military items, family Bibles — and make sure they reach you.

How the cleanout works

A simple, four-step process — built for heirs who can't be there in person.

  1. 1

Walk the property with us — in person or by video

We do a full walkthrough and flag anything that looks valuable, sentimental, or worth a specialty buyer. You tell us what you want kept, shipped, or sold.

  2. 2

    We build a cleanout plan

Donation pickups, estate sale dates, antique appraisals, junk haul schedule, disposal — all coordinated and on a timeline you approve.

  3. 3

We do the work and send updates

Photos and video at every stage. You always know what's leaving the house and what's being set aside.

  4. 4

Property is broom-clean and ready to close

When we close on the house, the cleanout is already done. No last-minute scramble, no flying in for a final sweep.

Cleanout questions, answered

Do I have to be there for the cleanout?+

No. Many of the families we work with are out of state or overseas. We send photos and video updates throughout and coordinate everything by phone, text, or email.

What if there are valuable items I don't know about?+

That's exactly why we walk the property first and bring in antique and specialty buyers when it makes sense. We'd rather get you a check for the china cabinet than send it to the landfill.

Do you charge for cleanout if we sell the house to you?+

When you sell us the property, cleanout coordination is part of the service — you don't pay separately and you don't have to remove anything you don't want. Leave what you want, take what you want.

What about cars, tools, or items in the garage?+

All of it. Cars, riding mowers, power tools, lawn equipment — we coordinate sale, donation, or disposal of everything on the property.

How long does a full cleanout take?+

A typical DMV row house or rambler is 2–5 days once we start. Larger homes or hoarder conditions take longer. We give you a realistic timeline upfront.
